The Technical Manager ensures the effective execution of Capex projects and Repair & Maintenance activities across the asset portfolio, maintaining strong technical performance and compliance standards. Our client is a leading European logistics real estate operator, managing a large portfolio of modern warehouses and distribution facilities located in key transport corridors and near major population centers.

Descripción

  • Coordinate and oversee the Capex program within the existing Madrid portfolio.
  • Support third‑party property managers in the daily management of R&M projects.
  • Prepare progress, cost, and quality reports in both Spanish and English.
  • Work closely with customers and service suppliers to ensure proactive, high‑quality R&M project management, acting as a trusted technical point of contact.
  • Support asset management teams by resolving technical issues affecting existing assets.
  • Coordinate and monitor external suppliers' performance, ensuring optimal service levels, cost control, and contractual compliance.
  • Manage and track cash flow for individual Capex schemes.
  • Support annual budgeting and quarterly forecasting for Capex.
  • Provide feedback to improve future asset design from a maintenance and operability perspective.
  • Assist in permitting processes related to R&M and Capex projects together with external consultants and property managers.
  • Support the implementation and maintenance of a structured, efficient technical documentation archive for all assets.
  • Maintain a solid understanding of relevant European sustainability and energy directives, including certification frameworks such as BREEAM/LEED

¿A quién buscamos (H/M/D)?

  • University degree in Engineering (Civil, Industrial, Electrical, Mechanical, or similar).
  • Strong technical capabilities to assess and resolve issues related to asset infrastructure, ideally within real estate or property management environments.
  • Proven experience managing Capex projects and coordinating Repair & Maintenance activities.
  • Solid knowledge of preventive and corrective maintenance processes, including contractor supervision and quality control.
  • Experience working with third‑party property managers, service providers, and technical vendors.
  • Strong planning and organizational skills, with the ability to manage multiple projects simultaneously.
  • Problem‑solving mindset with the ability to act quickly and effectively to minimize downtime.
  • Experience managing budgets, cash flow, and cost control for technical projects.
  • Excellent communication skills, with the ability to produce clear reports in both Spanish and English.
  • Ability to collaborate with asset management teams, suppliers, consultants, and tenants.
  • Adaptability to evolving technologies, working conditions, and operational environments.
  • Results‑driven approach with a focus on efficiency and continuous improvement.
  • Understanding of European sustainability and energy certification frameworks (e.g., BREEAM, LEED).
  • High level of English (spoken and written).
